Homsies helps short-term rental hosts and property owners understand what their property earns, find missed income and act on it. This policy explains what personal information we collect, why we collect it, how we store and protect it, who we share it with, and how you can access or delete it.
This policy covers the Homsies website (homsies.com), the Homsies host application (app.homsies.com) and the Homsies marketing tools that publish content to social accounts you connect. In this policy, "Homsies", "we" and "us" mean Homsies; "you" means the person using our website or application.
1. Information we collect
Account information
When you create a Homsies account we collect your email address and, if you provide one, your name. Sign-in is handled by our authentication provider, which stores your email, a securely hashed password (if you use one) or your chosen sign-in provider identifier, and the times you signed in. We never see or store your password in readable form.
Property and business information
You give us information about the property or properties you host:
- Property name, location or address, property type, bedrooms, bathrooms and sleeps.
- Public listing links (for example an Airbnb listing URL) and the platforms you list on.
- Average nightly rate, typical bookings per month and amenities.
- Content you create for your digital guidebook: house information, local recommendations, guest upsells (such as early check-in, late check-out, transfers and hampers) and their prices, "Shop my home" affiliate links, direct booking links and any space you list for hire.
- Free income audit submissions made on this website, including your name if you give it, the details above and the email address you give us so we can send the report.
- Local business registrations: if you register a business with us, we collect the business name, contact name, email, phone, website, city, country, category and any offer or notes you write.
Booking and revenue information
Homsies shows you what your property earns across Airbnb, Vrbo, Booking.com and direct bookings. We do not connect to booking platforms through their APIs. Instead, this works from your booking confirmation emails:
- If you forward booking confirmation emails to Homsies, or choose to connect your inbox, we read booking confirmations only — booking reference, platform, stay dates, guest name, nightly rate, payout and fees — to build your revenue and occupancy view.
- We record income from upsells, direct bookings, affiliate commissions, referrals and space hire that happen through Homsies, so it appears alongside your nightly revenue.
- When a guest uses your guidebook to request an extra or book directly, we collect the details they enter (such as name, email and the item requested) and pass them to you.
- If you book an Activation session, we keep the booking time and notes from the session so the same person can follow up with you.
Some of this information relates to guests. We only use it to deliver the service to you, the host.
Facebook, Instagram and other Meta data
Homsies includes marketing tools that let you publish your own content to a Facebook Page and an Instagram professional account that you own or manage. This only happens if you explicitly connect those accounts. When you do, we access and store:
- The Facebook Page identifier and Page name you selected.
- The Instagram professional account identifier and username linked to that Page, if one exists.
- An access token issued by Meta so we can publish on your behalf. It is stored as a secret and is never shown in the application or shared.
- The content you create and approve in Homsies — captions, images and videos — and the identifier and link of each post once it is published.
- Performance figures for posts Homsies published: impressions, reach, likes, comments, shares, saves and link clicks.
We do not access or store your personal Facebook or Instagram profile, your friends or followers lists, your private messages or direct messages, your photo library, your ads or payment details, or the personal data of people who follow or interact with your accounts. We do not use Facebook Login for Homsies accounts, and we never post anything you have not approved.
Usage and technical information
Like most websites, we collect basic technical information automatically: pages visited, referring page, approximate location derived from your IP address, browser and device type, and error logs. We use Google Analytics for this. We also record support messages you send us.
2. How we use your information
- To create and run your account and provide the features you have chosen.
- To generate your income audit, revenue insights, pricing suggestions, upsell suggestions and guidebook.
- To publish and schedule the social content you create and approve.
- To send you your audit report, service emails and, if you opt in, product updates.
- To provide human support — our team may view your data to answer your questions.
- To keep the service secure, prevent abuse and meet our legal obligations.
- To understand which pages and features are used, so we can improve Homsies.
We do not sell your personal information, and we do not use data obtained from Meta for advertising, profiling, credit decisions or any purpose other than delivering the publishing and reporting features you asked for.
3. How we store and protect your data
Your data is held in a managed cloud database. Traffic between your browser and Homsies is encrypted with HTTPS, and data is encrypted at rest by our hosting provider. Access is restricted by row-level security rules so your records are only readable by your account, and by a small number of Homsies staff who need access to operate the service and provide support. Access tokens and API keys are stored as encrypted secrets, never in ordinary database columns or in our website code.
No online service can promise perfect security. If a breach affects your personal information, we will notify you and the relevant authority as required by law.
4. Third-party services
We share data with these providers only to the extent needed to run Homsies:
- Supabase / Lovable Cloud — database, file storage and authentication hosting.
- Meta Platforms (Facebook and Instagram Graph API) — publishing content you approve, and retrieving performance figures for those posts.
- Google Analytics — anonymous website traffic measurement.
- Email delivery providers — sending your audit report and service emails.
- Market data and AI providers — generating rate suggestions and draft content. Property details may be sent for processing; they are not used to train third-party models.
These providers may store data outside your country, including in the United States and the European Union. We only use providers that commit to appropriate protection for your data.
5. How long we keep data
- Account and property data — for as long as your account is open, and deleted within 30 days of a verified deletion request.
- Meta connection details and access tokens — until you disconnect the account or delete your Homsies account; removed immediately on disconnection.
- Audit submissions and enquiry forms — up to 24 months, unless you ask us to remove them sooner.
- Financial and tax records — up to 7 years where law requires it.
- Website analytics — up to 14 months, in aggregate form.
6. Your rights
You can ask us to:
- Give you a copy of the personal information we hold about you.
- Correct information that is wrong or out of date.
- Delete your account and your data.
- Stop sending you marketing emails (every email has an unsubscribe link).
- Restrict or object to certain processing, where the law gives you that right.
Email admin@homsies.com and we will respond within 30 days. If you are not satisfied with our response, you may complain to your local privacy regulator — in Australia, the Office of the Australian Information Commissioner.
7. Deleting your data
You can request deletion of your Homsies account and of the data associated with any Facebook or Instagram account you connected, at any time, on our Delete my data page. That page explains exactly what is removed, what we may need to keep, and how long it takes.
You can also remove Homsies' access from Facebook directly: go to Settings & Privacy → Settings → Apps and Websites (or Business Integrations) and remove Homsies. This revokes our access token immediately. To also delete the data we already hold, use the Delete my data page.
8. Children
Homsies is a business tool and is not intended for anyone under 18. We do not knowingly collect information from children.
9. Cookies
We use cookies and similar storage to keep you signed in and to measure website traffic. You can block cookies in your browser, but parts of the application will not work without the sign-in cookie.
10. Changes to this policy
If we change this policy we will update the date at the top of this page, and notify account holders by email if the change is significant.
